The Space:

Sleeping arrangements
The home offers 9 spacious bedrooms with a variety of setups suited for groups of all sizes. Downstairs, the primary bedroom features 1 King bed that sleeps 2. Upstairs, you will find thoughtfully themed rooms, each with its own character. These include the Primary Upstairs with 1 King bed (sleeps 2); Paris with 1 Queen bed (sleeps 2); Pink with 1 Queen bed (sleeps 2); Mickey with 2 Twin beds (sleeps 2); Star Wars with 3 Queen beds (sleeps 6); an additional Mickey room with 2 Twin beds (sleeps 2); Moana with 2 Twin beds (sleeps 2); Green with 2 Twin beds (sleeps 2); and Queendom with 1 Queen bed (sleeps 2).
Indoor living
Two living areas allow your group to spread out comfortably. The main family room includes a flat screen TV and seating arranged for relaxed downtime. A game room adds another gathering spot, offering activities that keep both kids and adults entertained. Throughout the home, essentials such as air conditioning, heating, wifi, a dedicated workspace, and a free washer and dryer support ease and comfort during longer stays.
Outdoor living
Step into a backyard designed for lingering. A private pool and hot tub give you the option to cool off or unwind throughout the day. The patio provides space to sit outside and enjoy the Florida air, with outdoor seating available when you want to slow the pace after time at the waterpark or theme parks.
Kitchen and dining
The large full kitchen is equipped for preparing meals together, with room to cook and gather before heading out for the day. Indoor and outdoor dining areas offer flexibility for group meals, whether you prefer to sit inside or enjoy an open-air setting. A dining table, refrigerator, freezer, stove, oven, microwave, dishwasher, and coffee maker support everyday convenience.

Located within the beautiful ChampionsGate community, the villa offers access to an array of amenities at The Retreat at ChampionsGate. Guests can enjoy a resort style pool with water slide and cabanas, a lazy river, a tiki bar, a fitness center, a movie theater, a games room, playgrounds, volleyball courts, tennis courts, and golf facilities including an 18-hole golf course and driving range. The surrounding area provides easy access to dining, shopping, and Orlando’s major attractions.

Getting Around:
Feel safe and right at home when you enter the resort, which is located within a gated community and secured by a 24-hour security guard. Parking can accommodate up to (2) vehicles in the driveway parked side to side, and up to (1) vehicle on the street in front of the property.
The garage has been converted into a game room. Therefore, indoor parking is not available.
Other Things to Note:
The home is professionally cleaned and sanitized between each guest. We ensure that our cleaners are committed to the highest standards of cleanliness.
If you would like to add pool and spa heating to your reservation, please let us know in advance, and we can coordinate to set that up for you. The cost for this amenity is $35 per day of stay, which will be invoiced separately. We kindly ask for at least a week's notice. During inclement (cold and/or rainy) weather we do not advise using the pool. The pool gets serviced weekly. Please note that, after it rains, there may be some debris that wash into the pool, which may cause the water to appear slightly discolored.
A damage protection option is required for all reservations and is processed through our third-party system prior to arrival. The available options depend on the length of your stay:
-For 1-Night Reservations: Guests are required to provide a $500 refundable security deposit. This is a pre-authorized hold (not a charge) that is released following a damage-free inspection after checkout.
-For Reservations of 2 Nights or More: Guests may choose between the $500 refundable security deposit or a non-refundable damage waiver of $20 per night (capped at a maximum of $100). This waiver covers accidental damages beyond normal wear and tear.
Our grill is a propane grill. Please be advised that propane is provided by the guests. We have a propane tank in the house that can be taken to fill up and used during the stay. We cannot guarantee the tank will be full upon arrival.
Please be reminded that check-out time is 10AM. In order to prepare our property for the next guests, housekeeping is scheduled to arrive promptly upon check-out. Late check-outs affect housekeeping schedules and future guest reservations. In the event you stay beyond the original scheduled check-out time, you may incur a fee of up to $300.
It is a self-catering home, therefore, we do not refill any supplies during your stay. Each bathroom will have shampoo/conditioner, body wash, a single roll of toilet paper, and hand soap. In the laundry room we provide enough detergent pods for UP TO two (2) loads. In the kitchen, a paper towel roll, a couple of trash bags, dishwashing detergent, and sponge. There is a coffee maker, however coffee is not. Salt/pepper and cooking oil are available for use. If anything is missing, please let us know immediately upon check in so we can arrange restocking.
