Due to severe allergies, we are unable to host pets in this unit. This includes documented Emotional Support Animals (ESA) as well as Service Animals (SA).

SNOWBIRDS: This home is private and in a gated community. Centrally located to Orlando and beaches on both EAST and WEST Coast for sunny days, terrific for long-terms stays.

PROFESSIONALS welcome: Hi-speed internet both in the home and at Cyber Cafe, fitness center, ATM. Print, scan and fax available at clubhouse.

HOUSE RULES:
By booking this home you are agreeing to the House Rules.

We love our family home and visit here as well, please respect it!

Guest booking must be 25+ in age with the exception of children with parents.

The home has been stocked for several days worth of starter supplies, however, this is a self-service home. If you have an extended stay you will need to supplement your own supplies such as toilet paper, paper towels, soaps etc.

More than 8 individuals in the home will not be tolerated. A charge of $100 per human over 8 people will be implemented.

We brought our kids' loved and cherished childhood items, books, and games for your kids to enjoy. Please make sure these things stay on property as they are really important to us.

SMOKING of any kind is not permitted on property. An additional charge of $300 will be charged in the event of smoking on property.

The community has a noise reduction mandate and out of respect for families, quiet hours are from 9pm to 9am. Loud noises and events of any kind will not be tolerated. If you plan to have a party this is not the home for you.

Maintenance during your stay will not be available unless it is a emergency or security concern. The home is inspected after each guest; if something is broken it is because the previous guest did not disclose it. This is a very important home to us, please respect and treat it as your own.

Alcohol and glass around the pool is not permitted due to safety risk. Glass is hard to clean out of a pool and it’s equipment and we have tender toes to protect!

In the event of an unapproved late checkout, we will charge a $50 delay fee.

Unfortunately pets are not allowed due to severe allergies. In the event a pet or pets are brought onto the property, a $500 cleaning fee will be charged to sanitize the home.

Should temperature reach under 45 degrees pool heat will be halted with refund of pool heating as needed for equipment safety.

The A/C will automatically pause if any doors or windows are left open. To avoid issues with the system coils, the A/C can't be set below 68°F. After long periods of inactivity, check the thermostat as the sensors will adjust automatically. You can always manually adjust to the setting of your choice. We want you to be comfortable along with reducing the environmental impact.

No refunds for weather/natural disaster/power outages or any other event beyond our control. Guest are recommended to purchase travel insurance for the duration of their stay. June 1st to Nov 1st is hurricane season. Refunds will not be considered except in the event of a state of emergency or mandatory evacuation.

Refunds will not be issued for closing of any resort amenities due to weather or repairs.

We have a $50 charge for items left behind, plus shipping. Please do a careful final walk through before you leave.
