Step inside and you’re immediately greeted by soaring ceilings, exposed beams, and a wall of skylights that bathe the main living space in natural light. The open-concept design brings together the living, dining, and kitchen areas into a seamless flow, perfect for both relaxing and entertaining. Oversized windows frame treetop views, creating a sense of connection with the outdoors at every turn.

The living area features a spacious sectional sofa, a projector with pull-down screen for streaming, and cozy details that make evenings in just as appealing as days spent exploring. The dining table, with seating for six, sits adjacent to the kitchen and invites long meals, creative work sessions, or late-night conversations.

The chef’s kitchen blends style and practicality with navy cabinetry, butcher block countertops, and a striking geometric backsplash. Fully stocked with cooking basics, stainless steel appliances, dishwasher, coffee maker (Nespresso & automatic drip), and microwave. A central island with three barstools makes it as social as it is functional, while a nearby wood stove adds character and warmth to the space during cooler months.

Upstairs, the primary bedroom feels like a private sanctuary. A king bed rests beneath a skylight, offering the rare chance to stargaze without leaving your pillow. A car is required for reaching the property and exploring the surrounding area. The property is set in a peaceful rural location. Free on-site parking is provided for your convenience.

For winter visits, we highly recommend a 4WD or AWD vehicle to navigate country roads safely, especially during snow or icy conditions. This will ensure smooth travel to and from the home, as well as to nearby towns, restaurants, and attractions.

To ensure a smooth and safe experience for all guests, please review the following important details:

Rental Agreement: Guests will be asked to sign a short rental agreement prior to arrival.

No Pets: Unfortunately, we are unable to host pets.

Local Guests: If you live locally, please reach out to us before booking.

Third-Party Bookings: Reservations must be made directly by the staying guest. Third-party bookings are not accepted.

Lower Level: The lower level of the home is not intended for guest use, except for the laundry facilities. Unauthorized use of other spaces may result in an additional $150 cleaning fee.

EV Charging: For safety reasons, electric vehicle charging is not permitted on the property due to fire risk.

Digital Guidebook: After your reservation is confirmed, you’ll receive access to our digital guidebook. It includes everything you need for your stay, such as Wi-Fi credentials, property access instructions, and local recommendations.

We want all of our guests to enjoy a safe, comfortable, and relaxing stay at Hilltop Oasis. Please review the following house rules before booking:

• Accurate Reservations: The number of guests on your reservation must match the number of people in your group.

• No Pets: Pets are not permitted on the property.

• No Shoes in the House: To help keep the home clean and comfortable, please remove shoes when inside.

• The basement area, except the laundry room, is not considered guest space. Any use of this area may result in an additional $75 cleaning fee.

• Parties & Events: Parties, events, and large gatherings are not permitted.

• Local & Third-Party Bookings: Local guests must contact us prior to booking. Third-party bookings are not accepted; the person making the reservation must be the one staying.

• Routine Maintenance: Lawn care, snow plowing, or other routine services may occur during your stay. We’ll make every effort to minimize any disruption.

• Parking: Please park only in the designated parking areas provided.

• No Smoking or Vaping: Smoking and vaping are strictly prohibited anywhere on the property.

• No Weapons: Weapons of any kind are not allowed on the premises.

• EV Charging: Due to fire risk, electric vehicles may not be charged on the property.

• No Camping: Tents, yurts, or other camping equipment are not permitted.

Guest Agreement:

IN CONSIDERATION of the rent received and the mutual promises herein, the owner of the subject property, Bigbirdz LLC (“Owner”), does hereby grant temporary occupancy to you, hereinafter referred to as “Guest”, to certain property described below and under the following terms and conditions (“Agreement”).

1. PROPERTY: The term “Property” will refer to the one-family dwelling, grounds, land, interior and exterior furnishing, and equipment, materials, and supplies at the premises located at 34 Sesame Street, Old Chatham, NY 12136.

2. MAXIMUM OCCUPANCY: The maximum number of overnight guests for this property is limited to two (2) persons unless arrangements are made and agreed to by Owner in writing prior to check-in date.

3. OBLIGATIONS OF THE PARTIES: It is understood that Guest is responsible for all damages. The Owner is not responsible for lost or stolen items. Nor is the Owner responsible for any loss or damage to Guest`s property. Any damage incurred to the Property or house furnishings will be the responsibility of the Guest.

Guest acknowledges that at the commencement of the rental, the property is in good and substantial repair except for any defect Guest may report to Owner during the first day of the rental. Any damage or breakage caused by guests must be reported to the Owner on or before the day of departure. The Owner is not responsible for any inconveniences that may occur for which they have no control. This includes, but is not limited to power outages, adverse weather conditions, mandatory evacuation, construction, mechanical or amenity-related failures such as television, etc. No refunds will be given for occurrences beyond the owner’s control.

4. GUEST RESPONSIBILITIES: It is fully understood that the property should be left in reasonably clean, sanitary, condition; Guest agrees to be responsible for any repairs necessary due to their negligence (or their Guest’s).

5. SPECIAL EVENTS: Guest may not throw a party or large gathering at the premises without express written permission of the Owner. A large gathering is defined as greater than two persons.

6. NOISE: Although the house and grounds are private, there are neighbors in the vicinity. Guests agree to keep noise to reasonable levels, especially during nighttime hours.

7. INDEMNITIES: Any unsafe or dangerous condition must be reported to the Owner immediately. Guest acknowledges that the use of the property is entirely at Guest’s risk. Guest shall indemnify and hold harmless Owner from any expenses, costs, damages, suits, actions, or liabilities arising directly from Guest’s use of the property, grounds, decks, stairs, fire-pit, common areas, and any other items on the property. Guest also agrees to defend the owner and his agents from any lawsuit alleging damages and/or personal injury that occurred during the Guest’s rental of the property, provided the incident was due to the Guest’s actions or negligence. Guest assumes liability associated with their Invitees, and agrees to indemnify and hold harmless Owner for any damages or liabilities caused by such Invitees.

8. ENTIRE AGREEMENT: This Agreement and attached waivers, disclaimers and policies, constitute the entire agreement of the parties and supersedes all prior or contemporaneous oral or written agreements concerning this subject matter and should be governed by the laws of New York state.

RENTAL POLICIES:

1. NO SMOKING: Smoking is strictly prohibited inside the house and evidence of smoking inside with result in a $550 extra cleaning fee and forfeiture security deposit if held. It is further understood that all evidence of smoking outside the house (including cigarette butts, ash, etc.), will be thoroughly removed and/or bagged in trash bags prior to departure.

2. FIRES: Fires are permitted only in the kitchen wood stove. Never leave fires unattended.

4. CHECK-IN & CHECK-OUT: Check-in time is typically after 4 pm, and check-out time is before 11 am. Unscheduled late check-outs following a 20-minute grace period will incur a $150 fee.

5. EV CHARGING: Due to fire risk, please do not charge electric vehicles.

6. PETS: No pets are permitted on the property.

7. WEAPONS: no weapons permitted on the property.

8. DOWNSTAIRS AREA: The downstairs area, with the exception of the laundry room, is not considered guest space. Any use of this area may result in
