Booked this property in Sep 2025 for a Jan 2026 stay. The photos, price and location were the deciding factors.A week before check-in we reviewed the booking and saw the Nov/Dec 2025 reviews. In full transparency, we tried to cancel but realized the time had passed for canceling without cost. So we brought everything the reviews said were lacking!We did experience communication issues with the host up front (did not receive access instructions until 20 minutes before the start of check-in), but all subsequent communications were informative and timely.Our experience:- Did not find many of the concerns noted by other reviewers. The house was clean.- The location is within 10 minutes of both I-35 and I-44. There are plenty of restaurants and shopping (e.g., Costco, Sam's Club, Target, etc.) nearby.- The house is in a neighborhood about two blocks from an elementary school. There are children temporarily in the area at the start and end of school.- There is a 4-lane major street behind the house, but the noise at night is not an issue in my opinion.- All memory foam beds had cooling pillows on them. Linens and towels were clean.- The kitchen is modestly equipped with many essentials.- Had to relocate towels from the upstairs bathroom to the other bath and a half to make them "complete".- Specific improvement ideas (nothing major) were provided directly to the host. - Definite potential at this house.- Did not use most of the things we brought.

Worst ever – filthy on arrival with health concerns:This is the first negative review I have ever written after many years of renting on VRBO. We arrived late after a long day of travel. What we found upon check-in was disgusting, unprepared, and raised real health concerns:No clean sheets or towels; not enough sheets for all bedsNo paper towels; toilet paper nearly goneEvery trash can overflowing – with a box of TheraFlu prominently on top, making us worry about possible recent illnessToothpaste smeared in sinks and a dirty toilet seatBroken lamp in MBR.Majority of dishes in the dishwasher (we assumed dirty and never used them)Because of the TheraFlu box and general filth, we disinfected surfaces while waiting for linens to dry after we had to DoorDash laundry detergent at midnight and wash sheets ourselves just to have usable beds. We didn’t get to sleep until 3am. Timestamped photos (first one taken 4 minutes after arrival) and Uber records confirm this was exactly how the property was turned over to us.Most upsetting was the host’s response: instead of acknowledging the problems or apologizing, he accused us of fabricating everything, even after we provided clear, dated evidence.Claiming the property was in order after we provided documented, serious problems was infuriating.Future travelers deserve fair warning: this property arrives unclean with potential health concerns chose somewhere else.

HORRIBLE. If you like clean beds with actual bed sheets, a tub that drains, and towels that are actually dry, well this place isn’t for you. The rental wasn’t even available to stay in the first night of our reservation. Supposedly had no electricity. The night we were able to get in was awful. After staying up till 1am washing the hair of previous guests off the sheets and rewashing the towels that were left wet for us, I got to skip my morning shower because the tub wasn’t draining and previous guest’s hair was floating in it. If you do stay here (I WOULDN’T) you will need to pack everything, bed sheets, garbage bags, glasses/cups, hair dryers. Literally less amenities than a hotel room. Host won’t communicate through VRBO so they can lie and say there were no issues. Host refuses to refund anything even though he told us we couldn’t stay in the unit the first night and he told Vrbo that there weren’t any problems. VRBO has been useless in this process. Worst experience, ruined the trip and we were unable to fully participate in the event we were in town for. I will be charging back the entire stay. This host should be removed from VRBO.

From the beginning the Vrbo host never reached out for check-in directions. When I reached out at approximately 5 pm Friday I was notified by him that the property had not been cleaned whatsoever and it would possibly take until 10pm to be ready for us to check in even though it says on the app that check in was at 3pm. He contacted us saying he was able to find a cleaning crew available so it would be ready by 8pm which was still unacceptable. Upon arriving, the beds were made but still had hair and stains throughout the bedsheets, towels were still in the washer and I had to put them in the dryer, the half bath toilet did not flush properly so we couldn’t use it, and the downstairs bathroom shower did not drain properly causing the tub to fill while showering as well as unknown hair being on the walls of both showers. There was no trash bag in the kitchen trashcan as well and no bags available to put in the trash can.

The pictures online are not of the current arrangements/furnishings. Not the typical VRBO I have stayed in. There was no bedding except on the bed (no extra blankets/sheets. We had to use towels for blankets. Very little kitchen supplies--no coffee pot--only few pans. We had to go to Walmart and buy things. The grass front and back was about 5 inches long and house backs into a busy street. No hairdryer or hangers. Has the potential to be a decent VRBO but misses the mark currently. Lamp shade in bedroom hanging off of lamp/broken in master bedroom.
