Arrive and feel right at home.
Hello, I’m Fina, and I’d like to warmly welcome you to my beautiful home in Niedenstein.
The accommodation:
I offer a spacious vacation rental with a living room, kitchen, dining room, bathroom, and two bedrooms that can accommodate 1–4 people, along with a garden of about 1,000 square meters.
The apartment is on two levels. The bathroom and the master bedroom are accessible via 4 steps.
Your kitchen and dining room are fully equipped (refrigerator, stove/oven, dishes, silverware, coffee maker, etc.). The bathroom is spacious and features a bathtub (with a shower curtain) for relaxing.
The master bedroom is furnished with a comfortable double bed (180 x 200), and the guest bedroom has a single bed (80 x 200 cm). Both bedrooms have a closet.
The living room features a large Smart TV with an Amazon Stick and Netflix for digital entertainment. The decorative fireplace rounds out the cozy atmosphere.
The covered patio features a large table and chairs and offers a beautiful view of your romantic garden, which spans approximately 1,000 square meters.
Additional important information:
I have cats, but they won’t be in the apartment during your stay. You might run into them in the garden from time to time, though. All the animals are relaxed, friendly, and approachable.
Parking is available on the street next to the property or, by arrangement, in the courtyard if needed.
Check-in is available starting at 4:00 PM. Check-out is at 10:00 AM.
However, check-in and check-out times can generally be arranged to suit your needs.

Dear guests,
when the average daily outdoor temperature exceeds 16 degrees, the heating system automatically shuts off via an outdoor sensor.
Due to some unfortunate incidents in the past, we must ask you to follow a few rules:
The radiators are equipped with digital thermostats. These maintain a constant room temperature of 21–22 degrees in the living room, dining room, bedrooms, bathroom, and hallway during the winter. In the summer, the heating system operates in summer mode.
The thermostats cannot be adjusted manually but are programmed via an app. Therefore, if you would like a higher or lower temperature in the winter, please let us know via the booking portal or WhatsApp. Please note that the reading on the thermostat may differ from the actual room temperature.
- Please do not place towels or wet clothing on the radiators to dry.
- Please ensure that the thermostats are always unobstructed.
- If you open or tilt a window to ventilate the room, please note that the corresponding thermostat will shut off for a maximum of 20 minutes.
Therefore, be sure to close the window within these 20 minutes.
Important: If any of the windows (regardless of which one) is open or tilted for longer than 20 minutes, the entire heating system in the apartment will switch to 16 degrees (energy-saving mode).
Reactivating the heating can also only be initiated via the app.
Tampering with the heating thermostats will trigger an alert on the app and result in the immediate termination of the rental period at the regular rental rate.
Thank you for your understanding.
