This exceptional gem nestled in the heart of Manhattan ensures a delightful stay. The studio features a comfortable double bed, a fully stocked bathroom with all the necessary amenities, and a convenient kitchen. Additionally, a table and chair set are provided, serving as a versatile space for dining or as a dedicated work area. We have also created a cozy corner seating arrangement where you can indulge in reading or enjoy the flat-screen TV that comes pre-loaded with popular streaming services like Netflix and HBO.     There is limited free street parking on a first come first serve basis, but a lot of paid parking is available. The only FREE parking is street parking and depending on the time of day, street parking may be hard to find. Please note that if you park on the street you must follow street sweeping rules (which will be posted).

    • SECURITY & SAFETY FEATURES •
    Our property is equipped with external security cameras to ensure guest safety. Rest assured, no cameras are present inside the apartment. Please also note that we have noise monitoring devices that do not record audio. Additionally, smoke alarms and fire extinguishers are provided for your safety.

    • OTHER AMENITIES •
    The apartment comes with free improved and high-speed wifi, smart TV with streaming apps.

    • PETS: Pets (dogs/cats) are allowed for an extra pet fee of $100 per pet with a combined pet weight limit of 30lbs and up to 2 pets only. The unauthorized bringing of pets will have a penalty of $300 which will go towards the deep cleaning of the property.

    • CHECK-IN: Check-in time is after 4PM. Early check-in requests are subject to availability and cannot be guaranteed. If we`re able to accommodate an early check-in, there`s an early check-in fee of $50 starting at 1 PM. Please check the availability of early check-in prior to booking.

    • CHECK-OUT: Check-out time is before 11 AM. We do not allow late check-out as we schedule cleaning ahead of time. Any unauthorized late check-out will result in a charge of $50 for every 30 minutes.

    • SMOKING: We do not allow smoking inside the property or in outdoor spaces including the balcony, backyard, and terrace (if applicable). There is a smoking fine of $300.

    • NOISE: Please observe quiet hours after 9PM. Please be mindful of the neighbors in the building. If the police are summoned due to noise complaints, this warrants a possible eviction with no refund.

    •DAMAGE WAIVER AND GUEST LIABILITY: All direct bookings include participation in our Accidental Damage Waiver Program. This program is not insurance, but a limited waiver of liability provided in exchange for a non-refundable fee paid with your reservation.
    This waiver is offered on the condition that all accidental damage is reported to Elevate Vacation Rentals prior to check-out. Failure to report damage may result in full financial responsibility for the cost of repairs or replacements.

    •NON-REFUNDABLE CARD PROCESSING FEE: In the event of a cancellation, a 4% card processing fee (charged by the payment processor) will be deducted from the refunded amount and is non-refundable.

    • UNAUTHORIZED GUESTS: Please make sure to book the property for the correct number of guests. Parties, events, or any kind of gathering are prohibited. Given the COVID-19 situation, no other guests outside the reservation are allowed on the property.

    • PHOTOSHOOT/MUSIC VIDEOS: This property is for residential use only and not for commercial purposes without the written permission of the owner. Please contact us directly for booking of events.

    • LOST AND FOUND: Please note that all shipping is at the traveler`s expense. There is a minimum $25 shipping cost plus a $50 service fee. We are not liable for any lost items. Our team will do our best to locate your lost items after check-out.

    • MAILS & PACKAGES: We do not allow any mail deliveries or packages during your stay.

    • PRE-CHECK IN FORM: Guests will be required to fill out a pre check-in form which will require additional documents to validate age and card used for the reservation prior to arrival. Guests booked through Airbnb are not required to fill out the pre-check-in form.

    • RENTAL AGREEMENT: Guests will be required to sign a rental agreement prior to arrival.

    • ADDITIONAL NOTES ABOUT THE HOME:
    - Location: The apartment is located on the 2nd floor with no elevator access. Access to the apartment is solely via the staircase.

    - Baby Items: We have a pack-n-play available. This is subject to availability only and is made available upon request.

    - Noise: Despite the serene location on a quiet street near Times Square, it`s essential to note the potential for noise from the vibrant lounge/bar downstairs, along with occasional radiator sounds during the winter season.

    - Visits and Unit Access: We will always notify in advance should there be a need to access the unit and no one will ever enter without your approval. An exception is if there are fire or life-threatening situations in the building.

The picture is of the front building & the apartment is in the back of it. So it isn't a street view but it is nice and quiet being in the back building. It is behind a hooka lounge so they can be a little noisey at night. Other than that, i felt safe, it was clean, the host was amazing at communicating and with instructions. The room was nicely stocked with everything you'd need. Stayed 4 days and loved every bit of it. A huge plus was that everything was walking minutes nearby- target, coffee, takeout.
