★ Please be advised that we DO NOT allow mail/package deliveries. We cannot be held responsible if a package goes missing. Please feel free to utilize the nearest UPS or FEDEX Location.
★ No burning candles, incense, or any other open flames.
★ No smoking, vaping, or use of marijuana at any time, anywhere on the property.
★ No parties, events, birthdays, bachelor`s or bachelorette parties, get-togethers, hangouts, and the like.
★ Do not have more guests than stated in your reservation and no unapproved visitors.
★ Do not leave any food out that will attract uninvited pests. Our home is pest-free, and we intend to keep it that way with your help.
★ We are not responsible or liable for any accidents, injuries, or illnesses that occur while on the premises.
★ We are not responsible for the loss of personal belongings or valuables during your stay. We cannot be responsible for any items left behind. We’re unable to store or ship any items left behind after checkout.
✔FEES: Undeclared or Unauthorized Extra Guests or Pets – Each person/pet not stated in the number of guests in your reservation will be charged, per night, per guest with an extra $50/guest or pet.
✔ FEES: Unauthorized Late Check-Out: Every 30 minutes after standard check-out time will be an additional $75.
✔ FEES: Hourly rate for extra cleaning over and above the normal cleaning fee $100/hour.
✔ FEES: Lost KEY or KEY FOB, or PARKING ACCESS SWIPE CARD will result in a $300 charge to replace and rekey the apartment complex. Please keep it safe and with you if you leave the building.
✔ FEES: Lost PARKING PASS TAG will result in a $200 charge to replace and rekey. Please keep it safe.
✔ FEES: Failure to send a photo of any associated Parking Passes, Keys, Key Fobs, Garage Remotes, or Swipe cards will result in a $100 charge
✔ FEES: Smoking of any kind will result in a $1000 Charge, and a cleaning fee may be assessed if necessary. Smoking will also incur a $500 OZONE TREATMENT!

**Long-Term Stays**

1) It is required that guests remove garbage from the home during their stay. The current guest will pay any garbage or automotive-related city fines during their stay that are imposed by the apartment complex or otherwise. We are not responsible for any city fines.

2) It is required that guests will need to pay for extra cleanings during a long-term stay of 30 days or more. We require that a cleaning of the home be necessary (1) once per month. Fees will be applied to the platform or payment method of the original reservation.

3) We will, from time to time, stop in to check in on the home with monthly inspections. Guests will be informed 24 hours before arrival.
