Villa la Marquesa is a 120-meter single-family home with 3 bedrooms, 2 bathrooms, a living room, and a kitchen. It is surrounded by a garden and fenced in.
It features 2 double bedrooms with 180-meter beds (90+90 joined together) and one single bedroom with a 90-meter trundle bed.
The master bedroom has an en-suite bathroom with a bathtub. The other bedrooms share a bathroom with a shower.
The living room is spacious, over 30 meters, with a 5-seater sofa and two armchairs with footrests. It also features an extendable dining table that seats up to 8 people and 4 dining chairs. From the living room, you can access the garden through a wooden door and a glass door.
The living room features a 55" smart TV. Due to its special characteristics, the fireplace is currently not available for use.
The kitchen is equally spacious and has its own table, which extends to seat 6, and 4 chairs. Appliances include:

• Washer-dryer with automatic detergent dispenser
• Microwave
• Dishwasher
• Refrigerator with freezer
• Ceramic cooktop
• Range hood.
There is a freezer in the storage room; it will be turned off but can be turned on if needed. Basic cleaning supplies, including a vacuum cleaner, are also in the storage room.
A playpen is available in the master bedroom if needed, along with an extra mattress. If you need it, please let us know so we can set it up.
GARDEN;
The house is located on a 470-meter lot, facing south-southwest and sheltered in those directions by dense vegetation that provides protection and privacy.
Among the garden features is a 20-meter covered pergola facing west, furnished with a two-seater sofa, two armchairs, a table, a side table, and a chair. An open area on a wooden deck with two sofas, two coffee tables, and a parasol, facing south-southwest. And a third outdoor dining area measuring 12 meters with a table seating up to 8 people, 6 chairs, a side table, and a large, portable barbecue (with a lid).
In the garden, there is a pond with koi and water lilies.
In addition, there is a parking area for one mid-size car at the entrance, accessed through a motorized gate operated by a wireless remote control. It is not covered.
The house has an internet connection with speeds ranging from 15 to 35 Mbps (wireless connection via radio link) and Wi-Fi throughout the house and property.
The house is located 50 meters from the LLanes riverside trail; it is possible to walk to the center of LLanes along the trail in just over 15 minutes, and it is situated in a very quiet setting surrounded by green spaces that are ideal for pets.
