Set close to the waterfront, Villa Simi stands out for its spectacular top-floor living area, where floor-to-ceiling views stretch across the water towards the mainland. The open-plan space is beautifully designed with a state-of-the-art kitchen, chic dining area and a supremely comfortable lounge that flows effortlessly onto a sea-facing terrace. Outside, guests can unwind in sun or shade, with the infinity pool offering partially submerged loungers for an indulgent way to escape the heat. On the lower level, three en-suite bedrooms open onto a terrace of their own, each finished to an exceptional standard.



A short walk down the hill leads to a private pontoon, shared only with sister villas Melia and Selina, giving easy access to the sea for swimming, snorkelling or hopping aboard a hired boat. Excellent tavernas are within walking distance and Nikiana Beach is a quick drive away, while Lefkada Town offers superb shopping, dining and nightlife a little further along the coast. Ideal on its own or paired with neighbouring villas for a larger gathering, Villa Simi also provides a great base for exploring the island’s unspoilt interior villages and the surrounding waters of the Ionian.

This 3-bedroom villa (sleeps 2–6) is arranged across two levels, with a lift linking the floors. The first floor features an open-plan living, dining, and kitchen area with a 56-inch Smart TV and sliding doors to the pool terrace and seating area. The kitchen includes a hob, oven, microwave, Nespresso coffee machine, fridge-freezer, and dishwasher.



The ground floor offers a master bedroom (200cm x 220cm bed, convertible to twins) with an en-suite bathroom, separate WC, safe, and 56-inch Smart TV, along with access to a shared terrace. Two further double bedrooms (180cm x 210cm beds, both convertible to twins) each have en-suite facilities, Smart TVs, and terrace access. A separate shower room and a small utility room with a washing machine complete this well-designed and comfortable space.
