3. There is a security camera on the property, but pointed toward the parking lot for your safety. We take your privacy seriously.

Guests are welcome to all areas in side this space. There is a fire pit that is shared by the rest of the guests. There is small grey shed across the street to leave garbage along with recycling if staying for a week or more.

We respect your privacy but are always available to help you find great things to do in the area, recommend restaurants or address concerns.

This Airbnb is located in a new and upcoming agrihood focused on community and nature. Plus, the Resort World Casino and Kartrite Water Park are just minutes away. You will have no lack of things to do, that is if you can pull yourself off the relaxing porch.

You will need a car in this part of the world if you plan to explore the area. For guests meeting you at the property, they can get a bus into Monticello from Port Authority, or a train from Hoboken, or Penn (via Secaucus). All routes take about 2 hours, depending on the traffic and timetables. There is a local convenient and General store for the essentials a five minute walk from the property, while in Monticello (about 10 mins), there is a massive 24 hour Walmart and Shop Rite for anything else you might need.

1. Reservations require a $150 security deposit that is not charged in advance.

2. Guests can cancel free of charge within 48 hours of booking (please contact us to process the refund). You’ll be charged 50% of the booking price (minus the service fee) if you cancel more than seven days before arrival, and no refund if you cancel within 7 days of arrival.

3. Check-in is at 3PM. Checkout is at 10AM. A later checkout must be requested and approved.

4. Smoking, parties, and excessive noise are not allowed. Smoking indoors are subject to a $150 fine plus the cost to clean, deodorize, and repair damages. Please do not place your cigarette butts on the premises.

5. Commercial photography/videography without written consent, illegal activity, prostitution, and possession of firearms is strictly prohibited.

6. Overnight guests that exceed the number stated in the reservation are not allowed.

7. Pets are allowed, please see below for more information. Violation of our pet policy may result in a fine. We encourage guests with service animals to contact us before their stay.

8. Guests take full responsibility for damages, injury, or loss that occur on the premises. Guests must report any property damage; unreported damages will be deducted from the security deposit.

9. Booking a reservation constitutes an agreement to comply with the House Rules. Guests who violate these rules are liable for any associated damages, fees, costs, or expenses.

1. There will be an additional pet fee per booking; no more than two (2) pets per Airbnb and size does matter. You are required to select how many pets are coming when booking. Max Weight: 50lbs | Max Size: Medium

2. You are financially responsible for any and all damages to the Airbnb caused by your pet(s).

3. Please keep your pet(s) off of the bed.

4. Please keep your pet(s) leashed while walking around the common grounds.

5. Please pick-up after your pet(s) with waste bags.

6. Please notify us that you are bringing your pet(s) or service animal so that we can accommodate you accordingly.
