THE SPACE: 
School holidays are made simple in this newly renovated home. Located right across from the beach, the kids can head out with buckets and spades while fresh coffee and pastries are just a short stroll away at The Bakers Room. The pier, marina, shops, and markets are all nearby, yet the street itself is quiet and peaceful—an ideal balance of convenience and relaxation.

The patio and living spaces are designed for gathering. Long afternoons can be spent enjoying the sea breeze, cooking BBQ dinners, and sitting around the extendable dining table. Indoors, two fully equipped kitchens—one upstairs and one downstairs— have all you need for easy meals. Open-plan living areas flow naturally, making it effortless to spend time together inside and out.

Bathrooms on both levels keep mornings stress-free and simple.

EARLY CHECK-IN REQUESTS:

If you require earlier access, consider booking the night before, if available. If a guest is checking out on the day of your arrival, housekeeping needs time to prepare everything and we thank you in advance for your patience and understanding.
LATE CHECK-OUT REQUESTS:
May be possible depending on bookings and housekeeping schedules. Please reach out the day before check out to see if this is possible. Fees may apply. 
STARTER SUPPLIES:
We provide you with complimentary essential starter supplies for your stay. This includes shampoo, conditioner, body wash, toilet paper, and a few other items for your comfort. This is not intended to last for the duration of your booking but to avoid having to immediately head to the supermarket on arrival. 
LINEN: We supply quality cotton linen and bath towels for your stay. 
LONG STAYS:
All stays 14-28 nights must have a mid-stay cleaning service at an additional cost. This allows for our team to periodically clean, maintain, and inspect the property. This is non-negotiable.
CHECK OUT
We don`t want you to do a long list of chores before you check out. We just kindly ask that you put back furniture the way you found it (only if something`s been moved), stack the dishwasher and put the rubbish out. Our cleaners will do the rest. 
AGE REQUIREMENT:
We do request that adult guests are over the age of 25 years of age. 18-24 years are welcome if staying with other adults over 25 years of age. Children are welcome.
MANAGEMENT FEE - this is our damage waiver to cover any accidental damages so you don`t have to worry - see house rules for the details.
PETS: No pets allowed at the property. 
LOCATION HIRE / FILM SHOOT AVAILABILITY
We are happy to discuss your requirements. All photographic shoots of any kind must be discussed with us prior.
WEDDINGS AND ELOPEMENTS
Please message to enquire about this function of the property however in respect to our neighbours we are not able to accommodate an event.
SOCIAL MEDIA
We welcome content creators/ influencers. We encourage promotion of your product. Please respectfully discuss your requirements with us if your intention is to book  for personal /commercial social media collaboration.
NO NOISE AFTER - 10pm and refrain from causing disturbances to the neighbours to avoid having them complain to local authorities. 
NO PARTIES - Strictly no parties allowed. Infringement on this rule may result in eviction without refund. Any additional time for the housekeepers to attend or inspect the property outside of their usual cleaning will result in additional administrative fees.
PHOTO ID - We will ask for photo ID and a selfie of the person making the booking. For 3rd party bookings we will need the photo ID of the primary guest staying at the property. 
 
 DAMAGE WAIVER - (management fee). As part of your stay, a non-refundable damage waiver fee is included to cover accidental damage that may occur during your visit. This waiver protects you from being charged for minor, accidental incidents such as broken glassware, spills, or small damages to furniture, up to a coverage limit of $500. Please note, this waiver does not cover intentional damage, negligence, pet damage, or loss of personal items. 
If an accident happens during your stay, please let us know as soon as possible so we can quickly plan for any necessary repairs or replacements to ensure the property is ready for the next guest. Rest easy - reporting accidental damage won’t affect your stay, thanks to our damage waiver coverage.

REFUNDABLE SECURITY DEPOSIT - A refundable security deposit may be taken as an authorisation hold 2 days prior to check out and released no more than 7 days later. Some or all of the security deposit may be captured if there has been negligent behaviour or intentional damage to the property.   
EMERGENCY CALL OUT COSTS -  If the Fire and/or Emergency Services are called out due to a guest fault (including for false fire alarm call outs) the fee will be passed on to the guest to pay. 
NO PETS -  No pets allowed on the property. Additional charges may apply to those who ignore this rule. 
LOST KEYS OR LOCKED OUT -  In the event that keys are lost/ damaged/ locked inside the property any time during your stay or check-out, we may need to call a locksmith and additional expenses will be charged to your account. 
CHECK OUT TIME IS 10am unless otherwise agreed. If the cleaner is not able to clean on time, a delayed entry fee may apply. If you require late check-out, please contact the host 72 hours before check-out and we’ll do our best to accommodate your request. 
LEFT BEHIND ITEMS -  If you leave any items behind by accident, we are happy to post them back to you. However, we will need to compensate our housekeepers or managers for the postage fee and their time. 
TOILETRIES - We provide toiletries to get you started. Feel free to visit the nearest grocery store should you wish to restock for yourself. 
NO SMOKING - Smoking inside the property is strictly prohibited. Charges may apply for additional cleaning and deodorisation of the property. 
EXCESSIVE USE - Excessive use of utilities such as water e,g leaving the water running all day, electricity, and WIFI may result in additional charges. 
INTERNET - Please don’t disconnect the internet. 
PORTA COT - Where a porta cot is provided, this is used at the guests own risk. The owner and hosts do not accept any liability should anything occur during its use. 
- ONLY GUESTS ON ORIGINAL BOOKING may stay overnight. 
- NO ILLEGAL ACTIVITY  or running a business from the premises. 
- BBQ’s - Where there is a BBQ present, please leave it clean. If our cleaners need to clean the BBQ following guest stay then an additional $50 cleaning fee will be charged.
