Summer House just completed a 23+ million dollar reconstruction upgrade to strengthen and beautify our complex. New exterior walls, walkways, balconies, hand rails...Everything is new and fresh and clean! Our interior was not to be outdone by the exterior! This condo boasts recent renovations throughout. All rooms have been freshly painted and decorated. Added items for your total comfort have been included!

TWO bedrooms have KING SIZE beds!!!

This 3BR/2BA NON-SMOKING Condominium is in the Summer House Complex, a class above the other resorts, and a gated community. The complex has just completed a $23 million dollar upgrade!!! It has breathtaking views for miles and miles from its 14th floor stylishly updated balcony that wraps around our corner unit. Now, this balcony is SO big you can lay on the lounge chair and still have room at your feet for someone to pass in front of you! ALL of you will have enough room to sit on the balcony at one time, not in shifts! You can watch the dolphins play! Hear the waves, sip that morning coffee in peaceful bliss, see the stars, ships, manta rays, toast the sunset...

You'll be surrounded in luxury in this completely furnished unit with many extras, such as a full size washer and dryer and flat screen TV's in every room! Main bedroom is gulf-front, with a king bed and its' own door to the huge balcony. The side bedroom now has a brand new KING bed and all new furniture and decor! The front bedroom has twin bunks, and one full to sleep four in one room! It also has a 25 inch TV! Blackout curtains in all rooms so you might get a chance to sleep in - maybe the kids will too?

Each bedroom opens directly onto the balcony, offering beautiful views and fresh air. There are two full-size bathrooms: the main features a huge, fully remodeled walk-in shower designed for your comfort, while the guest bathroom boasts a spacious soaking tub. You'll find soft, fluffy towels for eight guests and fresh Egyptian cotton sheets on every bed. Nearly every room has been recently redecorated and updated to ensure a stylish and relaxing stay. We even have a 'butler' to great you and hold your keys! (He keeps all secrets too, what happens at the beach stays at the beach!) Fully equipped kitchen with all stainless steel appliances and EVERY possible item provided -coffee maker, grinder, blender, bagel toaster, all new cookware too! Am I missing something you might need? (I doubt it!) But if I am...let me know and I will deliver it to you!

This spacious corner unit is flooded with natural sunlight, thanks to its expansive windows that brighten the living and dining areas. Unwind each evening with spectacular side-view sunsets and the twinkling charm of multi-colored city lights that create a magical dining atmosphere.

Generously sized, the living room offers ample space to sit back and relax in peaceful comfort. Even from the 14th floor, the soothing sound of the ocean drifts in, gently lulling you to sleep.

My rates listed are complete including cleaning fees . You get a free night when booking a week's stay..(except December through February, then you get a big discount for a month's stay! ) .Please be sure to verify the correct rate! However, VRBO DOES add the 16% taxes required by the state, and may charge a service fee for processing your reservation. AND...

Parking is limited to two passes per unit. A pass must be purchased at the entry guard house at $51.50 each, by credit card. A third parking spot is available across the street, and a pass from the guard is also required for that.

IMPORTANT OCCUPANCY NOTICE:

This luxury unit has a strict maximum occupancy of eight (8) people, regardless of age or size. This limit is enforced by the Orange Beach Fire Department.

Please note: Exceeding this occupancy limit may result in eviction without refund. We appreciate your cooperation in adhering to this regulation for everyone's safety and comfort.

****CANCELLATION POLICY*******
I strongly suggest you purchase CFAR travel insurance (Cancel for Any Reason) either on your own or through VRBO. My policy for refunds stands exactly as listed below. VRBO offers a great policy. (Google for other options):
****Balance is due 30 days prior to arrival. If the reservation is cancelled prior to 30 days of the scheduled arrival date, all monies will be refunded. If the reservation is cancelled prior to 14 days of the scheduled arrival date, 50% of the rent will be forfeited. There are no refunds for early departures other than for forced evacuations due to natural or man made disasters. In the event of a forced evacuation, a credit will be given for unused days in the manner of rebooking those days at a later time.

As always, I am willing to work with you in any way concerning adversities that could interrupt a vacation. Sending payment for a reservation is your acceptance of my rental policy found in this advertisement.
