The house is located about 90 meters above Lake Garda, which is around 450 meters away as the crow flies. The center of Gargnano can be reached via a beautiful, approximately 300-year-old hiking trail (about 1.2 km) or in about 8 minutes by car. The house has been lovingly restored. The garden is secluded, available for your exclusive use, and invites you to relax and unwind in many spots.



The house is beautifully restored and tastefully furnished. It features gas central heating with hot water, an open fireplace, as well as flat-screen TVs in the living room and studio. The ground floor has a terracotta floor, while the upper two floors have old wooden floors. From all rooms you enjoy beautiful views of the lake and mountains. The pool, with a diameter of 350 cm, is located on a terrace in the shade of olive trees and offers a fantastic view of the lake and Monte Baldo.



The house extends over three floors: On the ground floor you will find the living room with work area, an open kitchen, and the dining room with fireplace as well as access to the terrace. On the first floor there are two bedrooms and a bathroom with shower, bidet, toilet, and washbasin. On the second floor there is a large studio (approx. 55 sqm) with bathroom, small kitchen, work area, and living area. The garden with various fruit trees is available for your exclusive use, including the pool.



The last 200 m of the access road lead over a dirt path through the olive trees and require some driving experience. You can park your car on the path and walk the last meters.



All bedrooms have built-in air conditioning, and the lower floors have a mobile air conditioner.
