The Space:

Thoughtfully chosen amenities and a meticulously designed layout come together in this private basement 200 sq. ft. apartment, creating a retreat that blends comfort, convenience, and a restful vibe—all centered around your experience.



🚗 Parking Notice: Street parking is unavailable from 7:00 AM to 7:00 PM through September 14th. Please park in the driveway during those hours. Street parking is available outside that window.



📺 Living Room

This cozy living space is the heart of the apartment—perfect for relaxing after a day of exploring. Sink into the plush couches, stream your favorite shows on the TV, or break out the board games for a laid-back night in.



🌡️ Temperature Control

While the thermostat is located in the upstairs unit, we're happy to adjust it remotely to keep the space comfortable throughout your stay. Space heaters are also available on request if you prefer extra warmth and control.



🍳 Kitchenette

The thoughtfully stocked kitchenette is ideal for light cooking and simple meals. With a microwave, mini fridge, Keurig coffee maker, and basic utensils, it’s easy to whip up breakfast, reheat leftovers, or enjoy light bites anytime.

A small dining table sits just off the kitchen—perfect for casual meals, morning coffee, or a quiet dinner for two. Whether you're enjoying takeout or something homemade, it’s a cozy spot to slow down and savor.

Step outside and take a short scenic stroll along the side of the house to access your outdoor area—complete with a fire pit, BBQ grill, and a spacious deck. It’s the perfect setup for fresh air, relaxed evenings, or stargazing by the fire.



🏡 Who You May See on the Property

There’s a separate three-bedroom unit located in the upstairs main house. It has its own private entrance, and there are no shared interior spaces, so your privacy remains intact throughout your stay.



👶 Kid-Friendly Amenities

We’ve included a pack-n-play (with sheets) and a high chair for your convenience, making travel with little ones simpler and more comfortable.



🔒 Security

A security camera is located at the front door of the property, providing peace of mind without interrupting your privacy.



Guest Access:

🚪 Access your retreat through a secluded, covered entryway, secured by a double-locked door that separates your space from the upstairs unit. Above your one-bedroom haven is a distinct three-bedroom unit, complete with its own private entrance and no shared interior areas, but noise may be observed from the upstairs unit. Each unit includes its own yard and fire pit, ensuring a private experience.

Old Colorado City is minutes away with boutiques, art galleries, restaurants, and local breweries. Downtown Colorado Springs is a short drive for more.

Garden of the Gods is a few minutes away and Red Rock Canyon Open Space is nearby, both with hiking and biking. The Manitou Incline and Pikes Peak are each a short drive.



🎨 Cultural Attractions

Rock Ledge Ranch Historic Site and the Colorado Springs Fine Arts Center are close by, along with the Manitou Springs Historic District and its shops and mineral springs.

🚶 On Foot: The neighborhood is walkable, with Old Colorado City and local parks reachable on foot.



🚴 Biking: Dedicated bike lanes and scenic trails, including routes to Red Rock Canyon Open Space and through Old Colorado City.

📜 Rental Agreement: For a seamless booking experience, a Rental Agreement is required for all reservations. Once your reservation is confirmed, we’ll provide details for completing the agreement.



🔑 Check-In Process: For a seamless check-in experience, your unique code along with your check-in instructions will be updated into your personalized guidebook on the morning of your arrival. You’ll use this code for entry.



☕ Starter Supply: We’ve prepared a starter supply that includes paper towels, coffee K-cups, toilet paper, shampoo, body wash, and plush white towels! We hope these amenities add an extra touch of comfort to your stay.



⏰ Unauthorized Late Checkout Fee: $20 Per Half Hour Late



💵 Additional Fees

Damage Protection: A damage protection option is required for all reservations and is processed through our third-party system prior to arrival. Before check-in, you'll choose one of two options:

Damage Waiver: A non-refundable fee from $25–$40/night (max $200), covering accidental damage beyond normal wear and tear, up to $500. Most guests pick this, and nothing is held on your card.

Security Deposit: A fully refundable hold from $350–$1,000. This is a pre-authorized hold (not a charge) that is released following a damage-free inspection after checkout, typically within 7 business days.

Amounts depend on the home and length of stay. This is handled separately from your reservation payment.

Pet Fee: For guests bringing dogs, there is a mandatory pet fee of $100 per dog. A maximum of 2 dogs is allowed per reservation unless otherwise approved. No other animals are permitted.

Optional services like early check-in, late check-out, and extra guests can be arranged on request, subject to availability. These cover the cost of reworking the cleaning schedule or bringing in a second cleaner. Please message us ahead of time for pricing and availability.



🚪 Backyard Access: To access the backyard, you need to walk around the deck and enter the backyard of the upstairs unit, and then there’s a gate to your own private backyard.



🔇 Consideration for Others: To ensure that all guests on the premises have a pleasant stay, we kindly ask that you are considerate of others. Please be mindful of excessive noise during the quiet hours of 10 pm to 8 am, and respect the space and privacy of other guests. We want all guests to feel comfortable and enjoy their stay in this peaceful environment.



🔥 Fire Pit & Grill: If you plan on using the fire pit or grill, please refer to the posted instructions and local regulations due to the high risk of wildfires in Colorado. Before using the fire pit or grill, guests should check with the host or the city website to see if there are any restrictions or guidelines in place. For example, there may be a ban on outdoor fires and grill use during dry periods or high fire danger days. After use, it's crucial to fully extinguish the fire pit to prevent any embers or sparks from reigniting. Guests should pour water over the fire, stirring the embers and ashes to ensure everything is fully doused. It's also recommended to cover the fire pit with a fire pit cover or metal lid to prevent any accidental reignition.



🚭 Smoking: In accordance with Colorado law, smoking is allowed in the designated outdoor area near the fire pit. We kindly ask that guests refrain from smoking in any other outdoor areas, as well as inside the home, to help maintain a smoke-free environment for all guests. We strictly prohibit smoking anything, including tobacco, marijuana, and vaping, inside the home. Any violation of this policy will result in the loss of the security deposit. We appreciate your cooperation in maintaining a smoke-free environment for all guests...
