★ Private Pool: The property features a private, unsupervised swimming pool. There is no lifeguard on duty. Guests use the pool at their own risk and are responsible for closely supervising children and non-swimmers at all times. No diving, running, glass, or unsafe behavior is permitted in the pool area. Children may not use the pool or pool area without direct adult supervision.

★ Home Gym: Exercise equipment is provided for guest use. Guests should only use equipment they are familiar with, inspect equipment before use, follow manufacturer guidelines where applicable, and discontinue use if anything appears damaged or unsafe. Children must be supervised and should not use gym equipment without appropriate adult supervision.

★ Movie Theater & Entertainment Areas: Please use all electronics, theater equipment, furnishings, and entertainment amenities with care. Guests are responsible for damage caused by misuse. Popcorn Machine in Movie Theater is for decoration only. Not for guest use.

★ Children: This home includes a swimming pool, exercise equipment, stairs, and other features that may require additional supervision. Parents and guardians are responsible for determining whether the property is appropriate for their children and for supervising them throughout the stay.

By booking, guests acknowledge the property`s amenities and agree to follow all posted property and safety rules.
The maximum occupancy that is shown in the listing includes any and all visitors that will be at the home. Over-occupancy or unauthorized events will result in IMMEDIATE eviction without a refund. Any guest who refuses to vacate when instructed will be treated as a trespasser.

No parties, events, or gatherings over the listed occupancy are allowed under any circumstances. Bookings made under false pretenses will be denied access with no refund. You must be 25 years of age or older to book one of our homes.

While we ask a series of screening questions to all guests, local guests are subject to additional screening steps, including a phone call. We reserve the right to cancel any guest reservations at our discretion.

Quiet hours are from 10PM until 8AM every day of the week. We have zero tolerance for noise complaints and multiple violations will result in immediate eviction without a refund.
No smoking or vaping inside of the home under any circumstances. You will incur an additional fee of $500 if you smoke within the home + the cost of any damages. If you smoke outdoors you must dispose of any debris safely, do not discard anything in the yard or patio.

No illegal substances or activities on the premises.

A starter amenity package is provided for each reservation. These items are intended as a complimentary starter supply only and may not be replenished during the stay.

Pets must be approved in advance. We charge a pet fee for up to 2 pets at all our pet friendly locations. If there is evidence of any undisclosed pets in the home (pet friendly or non-pet friendly), you will be charged for cleaning + any additional damages.

If the house is left in a state that requires additional cleaning, we will charge a fee that covers the additional expense.
Early check-in and late check out for up to 2 hours is available per calendar availability, at an additional cost. This must be requested through your boarding pass, and we will approve / decline after reviewing our cleaning schedule.

Do not tamper with smoke detectors, security devices, or Wi-Fi equipment.

If personal items are left behind a fee of $25 + shipping costs will be charged back to you.
