We are a mid-sized corporate accommodation provider with thousands of 5-star reviews that offers modern, professionally cleaned, and well-equipped apartments with off-street parking. Our properties are located within 15-20 minutes of the city by car and are conveniently close to public transport and within walking distance of shops and dining options. Plus, we provide tax invoices for all stays. We're delighted to have you with us!
Here's a quick summary of our amenities:
- Flexible Self Check-in: Check-in and Check-out Time: Check-in any time after 3pm and check-out any time before 10am with our new smart self-check-in solution. We also offer early check-in and late checkouts for an additional fee to cover logistics expenses, where available.
- Discounts: All our listings include length-of-stay discounts, automatically applied. The longer you stay, the bigger the discount—no need to ask!
- Comfort: Comfortable beds with high-quality linen, and a selection of pillows. Please see floor plans in listing photos for air conditioning location and availability.
- Parking: Off-street open parking (some properties have undercover parking and garages). Please see listing photos for parking dimensions, location and if undercover.
- Entertainment: Netflix & Card Game
- Coffee Lovers: Espresso machine
- Welcome Pack: 2 Coffee pods, 4 coffee sticks, bottled water, and basic snacks (per bedroom). Please note that milk is not provided, however coffee creamer is available.
- Starter Pack: Cooking oil, salt, pepper, sugar, tea, shampoo/conditioner, body wash, glad wrap, aluminium foil, dishwashing liquid, CHUX, bin liners, and 2x toilet paper rolls
- Kitchen: Equipped with basic utensils and pots, kettle, toaster, vacuum, mop, broom, and a dustpan
- Safe Storage: We have lockable closets with deadbolts available in some of our apartments for storage of personal items
- Back-to-Back Bookings: If your desired dates are not available and you need to make two separate back-to-back bookings, we offer complimentary late check-out and early check-in for a seamless transition between apartments
- Workspace & Wi-Fi: Dedicated work desks with strong, reliable Wi-Fi
- Shared Laundry: Facilities including folding clothes dryers, iron, and ironing board
- Public Transport: All our properties are within a 5 to 15-minute walk to a major train station, a bus station, or both.

What to Expect During Your Stay:
1. Self-Check-In & Self-Check-Out:
- Enjoy a hassle-free arrival with Smart Suite’s self check-in process, powered by a digital boarding pass. This all-in-one solution gives you instant access to everything you need for a smooth stay — your check-in details, entry codes, WiFi information, house manual, and more — all in one place, right at your fingertips.
- With our smart self check-in, there’s no need to wait for a host. Your digital boarding pass keeps everything organised and accessible, so you can quickly find answers to common questions, from door access to local recommendations. The streamlined process reduces check-in delays, enhances convenience, and allows you to settle in and start enjoying your stay the moment you arrive.
- Check-in at any time that suits you after 3pm. To checkout, simply follow the instructions provided to return the keys.
2. Security Deposit:
- A security deposit is required for your stay. This can be provided either as a hold on your credit card or through a non-refundable accidental damage waiver. The credit card hold is a temporary authorisation and will be released up to seven days after check out, provided no costs have been incurred. This will be processed through the digital boarding pass before check-in.
3. ID Verification:
- You must undergo an ID verification process with us through the digital boarding pass before you can check-in.
4. Parking Facilities:
- Our off-street parking is mainly suitable for small to medium vehicles. Some locations offer limited undercover and secure parking for larger vehicles. Check the dimensions stated in the amenities on the listing before booking. Street parking is also available at all locations.
5. Laundry Facilities:
- Shared laundry facilities are located in a separate area within the building, not inside the apartments. While most facilities do not have dryers, we provide folding clothes dryers and clotheslines in certain buildings.
6. Housekeeping:
- For extended stays over 14 days, mandatory cleaning and linen changes are carried out every 8 to 16 days, depending on the length of your stay. The following fees apply: $155 (1 Bed), $195 (2 Bed), and $230 (3 Bed). This is charged separately on top of your accommodation cost.
7. Linen & Consumables:
- We provide two towels per bedroom, one hand towel, and one bathmat per bathroom. Additional linen is available upon request for a fee. Our welcome and consumable packs are designed to last until you can shop for your own items and are not replenished during your stay.
8. Air Conditioning/Heating:
- Air conditioning is available in living areas and in some bedrooms. Generally, the air conditioner can cool/heat the entire apartment. Some properties have additional heating ducts that move the cold/hot air from living areas to the bedrooms; please confirm before booking.
9. Chat-Based Customer Service:
- Our friendly customer service team is available exclusively through chat from 7am to 7pm. We typically respond within a few minutes during these times. Outside of these times we may take longer. Please note, we do not offer phone support.
10. Noise Policy:
- Quiet hours are from 8pm to 8am. Reported noise will incur a penalty fee. Some noise from neighbours is possible. For light sleepers, earplugs are included in our welcome pack. Please check reviews if noise is a concern.
11. Smoking & Party Policy:
- All our apartments are non-smoking and not suitable for parties or events. If you are booking for a party or plan to smoke, your booking may be cancelled immediately, the police notified, and heavy fines may be applied.
