'We had a great stay at the ranch. Rose, the owner, was so nice. She brought me coffee in the morning and let my kids feed the animals with her. She has a very pretty property and we were able to take a canoe out on the pond. It was a great stay. I’ve seen other reviews with complaints, but it’s important to remember, this is a rustic camping experience. If you are looking for luxury, this might not be for you. 'Mike & Debbie are wonderful hosts, very social but don't push past what you're comfortable with. There little camp is neat, clean, beautiful set up. They provide towels, shampoo & body wash! My kind of camping. There is a bit of a hill to get to the cabins but they also have an accessible cottage for someone may need it. Their 2 pups, Luna & Roxy, will great you & check on you throughout the day. You'll love your stay!'

'You get what you pay for - cheap, not value. Spent the first 2 hours cleaning because it was barely touched - even dining table and chairs had crumbs and spill stains. The coffee maker was black inside the water compartment. I had to pick up silverware and dish soap from the dollar store because there was only 2 forks and spoons for a place advertised for 6 and no dish soap to clean dishes. 'The mobile home was roomy and comfortable, in the woods a minute or two from Rt 17 (easy to find), with the added beneft of free roaming chickens (outdoors, of course!) and helpful hosts. It's an hour from Binghamton, and much more reasonable than hotels in Binghamton during graduation! '
