The villa lies 20 km southern of the lovely Umbrian town of Todi, 40/50 kms from the well known cities of Spoleto/Orvieto and 110 kms northern Rome. It's a detached villa with private garden and pool at 1km from village and shops/restaurants. The whole property is for private/exclusive use of the tenant. From the terrace on the first floor you can enjoy panoramic views on the surrounding landscape. There is parking space for 4 cars on the northern side of the building. On the southern side of the villa there is a 10 by 5 meter pool (depth: 1,2 to 1,5 meter) + 1,5 meter roman stairs. The pool area is equipped with beach chairs, garden chairs and parasol. Between the villa and the pool there are different trees that provide a lot of shadow areas. In front of the villa there is a large porch with table and chairs for 10 persons and there is also a ping pong table nearby. At few meters there are a barbecue and outdoor oven at disposition to cook. The villa is suitable for 10 persons + babies. There are 5 bedrooms, all are equipped with air conditioning. The bedroom and bathroom on the ground floor are suitable for wheelchair users. The whole ground floor is without steps. The villa has on the ground floor: large porch with tables and chairs for 10, kitchen with table for 6, dining/living room with 8 sofa seats and dining table for 10, 1 bedroom with double bed and a bathroom (with shower). On the 1st floor there are: 1 bedroom with double bed, 3 bedrooms with two single beds (two can be joined upon request), 3 bathrooms (all with shower) and the roof terrace for relaxing and enjoing the panoramic views. The villa is equipped with all the most common household appliances (dish washer, washing machine, coffee maker, kettle, microwave, stereo / CD player, DVD player, Wi-Fi internet connection, hairdryers). The garden is fenced and there is an entrance gate. Supermakt and some other shops are available in the village Avigliano Umbro (1 km far away, easy 10 minutes walk). There are also 3 restaurants, a restaurant/pizzeria (La casareccia) and two restaurants (La Lanterna, La Locanda). The speedway E-45 Perugia-Terni is 14 kms from the property.
