Make your stay a stress-free experience by following our house rules. By completing this booking, the guest formally acknowledges, accepts, and digitally signs all the terms and conditions listed below:
1. PRIMARY GUEST & CHECK-IN REQUIREMENTS
• Primary Guest: The guest who booked the reservation must be at least 21 years old, must be present for check-in (with Driver’s License or Passport), and must remain in residence throughout the entire stay.
• Guest List: We require full names and birthdates of all guests. This must be sent 24 hours before or after check-in for safety and security purposes.
• Late Check-in: No check-in after 9:00 PM without a prior permit from the host.
• Special Requests: If you have any special needs or requests, you must notify the host at least 2 business days in advance.
• Check-out: Strictly at 11:00 AM. A penalty fee of half the night’s stay will be applied automatically for late check-out.
2. OCCUPANCY & VISITORS
• Maximum Capacity: 8 people stay overnight.
• Daytime Visitors: Up to 2 visitors are welcome (maximum 10 people total on the property at once). Strictly no visitors after 9:00 PM.
• Unregistered Guests: Overnight stays for unregistered guests incur a $50/person/night charge (regardless of age), which must be paid and accepted by the host in advance.
3. SMOKING, NOISE & OUTSIDE ACTIVITIES
• Outside Activities: To respect our neighbors, strictly no outside activities (in the yard or pool area) after 8:30 PM.
• No Smoking: No smoking or vaping (including Marijuana, Electronic Cigarettes) inside or anywhere within 10 FEET of the property. Violation results in a $500 cleaning charge.
• No Noise: No loud noise, parties, or any events that disturb neighbors or the surrounding area.
4. CONDUCT & SECURITY
• Outside Cameras: For added security, the property is equipped with exterior cameras only (located at the front door, back door, driveway and pool area). These are active 24/7 and do not intrude on guest privacy inside the home.
• Illegal Activities & Pets: No illegal activities. Strictly No Pets.
• Neighbors: Please DO NOT TALK TO NEIGHBORS; respect their privacy.
• Safety: Do not answer the door to anyone you don’t know. If necessary, answer: "Bao’s Friend."
• Shoes: Please take off your shoes when entering (shoe cabinet/bucket provided).
• Leaving: Please lock all windows/doors and turn off all candles when you leave.
5. CLEANLINESS, TRASH & PARKING
• Cleanliness: Please keep the property clean inside and outside.
• Trash: At check-out, place all sealed trash bags into the bin in front of the fence.
• Wednesday Guests: If you stay on a WEDNESDAY, please roll the trash containers out for garbage truck pick-up.
• Parking: Max 3 standard-size cars in the driveway. Strictly no street parking after 9:00 PM. (Please notify if you have more than 3 cars).
6. TEMPERATURE, MAINTENANCE & FURNITURE
• Climate Control: A/C not below 67°F; Heat not above 72°F. Text host for other inquiries.
• Maintenance: Weekly yard and pool maintenance is required. Please note that maintenance schedules may change without prior notice.
• No Relocation: Moving or rearranging host's furniture is strictly prohibited.
• No Outside Furniture: Guests are strictly forbidden from bringing outside furniture or large appliances into the house without a prior written permit from the host.
7. POOL & LIABILITY
• Pool: Seasonal (May 28–Sept 22). USE THE POOL AT YOUR OWN RISK.
• Child Safety: Active adult supervision is MANDATORY for children at all times.
IMPORTANT NOTICE:
Violation of any house rule may result in IMMEDIATE CANCELLATION WITHOUT REFUND. Upon cancellation, guests must vacate the premises immediately. Failure to do so will be treated as CRIMINAL TRESPASS, and local authorities will be notified.
